A site with a campus feel
The “Working Together” site of Ceva Santé Animale in Louverné near Laval in Mayenne was delivered by Cap Ingelec at the beginning of 2018 after 11 months of work. It concerns the creation of a 1,000 sqm laboratory intended for quality control and R&D. The complex is integrated into a 3,600 sqm building complex that includes the restructuring of the pre-existing tertiary building on the site, of which only the framework has been retained, thus bringing the total office area to 2,600 sqm. The project is being developed while preserving the quality of the landscaping of the exteriors, patios, forecourts, terraces, parking lots, and guardhouse.
Named Ceva Sogeval Campus, the project is distinguished by its high architectural quality and its “coworking” spirit. The building features an amphitheater for internal and external conferences and spaces designed to strengthen relations between the group’s employees and their customers (training, test days, seminars, etc.). On the basis of architectural work carried out by the TOPOS Architecture firm of Nantes, Cap Ingelec carried out the complete design of the project, for all the trades, dealing with both the tertiary part with the expected architectural quality, and the laboratory part where the complexity resided more particularly in the multiplicity and the important number of technical equipment. This project was carried out within the framework of a PMG (Guaranteed Maximum Price) operation. It will result in a positive balance of around 5% to 10%: the savings made will be shared between Ceva Santé Animale and Cap Ingelec. This method of contractual devolution is very popular with Ceva Santé, and several projects are also underway or in the preliminary project phase, such as the extension of the production units, also on the Louverné site.
